Local planning
Before you build: check your council
Planning rules in NSW are set council by council, through each council's local environmental plan (LEP) and development control plan (DCP). Some suburbs sit across two or more council areas, so it is worth confirming which council covers your property before you start. In general:
- development applications (DAs) are lodged online through the NSW Planning Portal;
- some work can be approved faster as complying development, with a complying development certificate (CDC) from council or a registered certifier, if the property and the design meet the set standards;
- a planning certificate from council shows the zoning and planning controls that apply to your property.
