Local planning
Kingsgrove spans three councils
Kingsgrove is listed by three councils. Parts of the suburb are in the Georges River Council area, the Bayside Council area and the City of Canterbury Bankstown. Each has its own local environmental plan:
- Georges River Council: Georges River Local Environmental Plan 2021;
- Bayside Council: Bayside Local Environmental Plan 2021;
- City of Canterbury Bankstown: Canterbury-Bankstown Local Environmental Plan 2023.
So two homes in Kingsgrove can sit under different rules. Before you plan anything, confirm which council covers your property: check your rates notice, or look up your address on the NSW Planning Portal. Each council also has its own map tool, including Bayside's online maps and Canterbury-Bankstown's planning maps.
All three councils take development applications the same way, online through the NSW Planning Portal. Kingsgrove Station is on the T8 Airport & South Line.
What this means for duplexes and granny flats
Zoning, minimum lot sizes and other controls for things like duplexes are set in each council's plan, so a project that works on one Kingsgrove street may need a different approach a few blocks away. Statewide rules for complying development can also apply, depending on your lot. Getting the council and the controls right at the start avoids redesigns later.
Our services
How we can help in Kingsgrove
Single and double storey homes, including knockdown rebuilds.
Duplexes: whether one is possible depends on your zoning and the plan that applies.
Granny flats, with design and approvals handled for you.
Home renovations: kitchens, bathrooms, extensions and repairs.
Because the rules can differ across the suburb, we start every Kingsgrove project by confirming the council and the controls for your lot, then recommend the approval path, whether that is complying development or a development application.
