Sutherland is a busy centre as well as a residential suburb. In the 2021 Census about two in three occupied homes here were flats or apartments, with separate houses making up roughly one in five, so many renovation enquiries in Sutherland start with an apartment or townhouse rather than a freestanding house.

Sutherland Station sits on the T4 Eastern Suburbs & Illawarra Line, where the Cronulla branch leaves the line to Waterfall. Away from the commercial centre, streets of houses on separate blocks are where knockdown rebuilds and granny flats usually come into the conversation.

Sutherland is in the Sutherland Shire Council area, and the Sutherland Shire Local Environmental Plan 2015 sets the main controls. A few things on the State planning maps are worth checking for a Sutherland lot:

  • Zoning mix: The zoning map shows R2 Low Density Residential alongside R3 Medium Density and R4 High Density Residential, plus the E2 Commercial Centre zone. What you can build depends heavily on which of these your lot is in.
  • Heritage: The plan lists a large number of local heritage items in Sutherland, among them the Former School of Arts, Woronora Cemetery and Sutherland Primary School. Listed buildings and their sites carry extra controls.
  • Bush fire: Some land in the suburb is mapped as bush fire prone, mainly in vegetation and buffer categories near bushland. Building work there is assessed against the RFS document Planning for Bush Fire Protection.
