Local planning

Local planning notes for Lugarno

Lugarno falls under Georges River Council and the Georges River Local Environmental Plan 2021. Water and bushland drive most of the overlays:

  • Bush fire prone land: Close to half the suburb is mapped as bush fire prone, mostly as buffer with some land in the highest vegetation category. Building on mapped land is assessed against the RFS document Planning for Bush Fire Protection.
  • Coastal and wetlands: More than two fifths of Lugarno is in the Coastal Environment Area, and coastal wetlands, together with the proximity area around them, are mapped across close to a third.
  • Foreshore area and soils: Parts of the waterfront are mapped as foreshore area, and Class 1 acid sulfate soils cover close to a fifth of the suburb.
  • Heritage: Listed items include the Stone Wharf, Convict Road, the Lugarno Water Pumping Station and the remnant stone house "The Hermitage".

Check your lot on the NSW Planning Portal or with the RFS online tool, and request a planning certificate from Georges River Council.
