Oyster Bay homes around the bay
Oyster Bay wraps around the bay of the same name on the Georges River, with Coronation Bay and Carina Bay nearby. Four in five occupied homes were separate houses in the 2021 Census, and most of the rest were semi-detached homes or townhouses.
There is no station inside the suburb; Como Station on the T4 line is just beyond its boundary, with Jannali the next closest.
Local planning
Local planning notes for Oyster Bay
Sutherland Shire Council is the planning authority for Oyster Bay, and its 2015 local environmental plan sets the zones. Waterfront overlays are the main thing to check:
- Coastal environment and wetlands: More than half the suburb is in the Coastal Environment Area, and coastal wetlands are mapped in parts of the bay.
- Foreshore area: Parts of the waterfront are mapped as foreshore area on the plan's Foreshore Building Line map.
- Heritage: A group of waterfront cottages, some with boatsheds, sea walls and jetties, is listed, as are stands of Grey Mangrove.
- Zones: The land is a mix of R2 Low Density Residential, C3 Environmental Management and C4 Environmental Living, with W1 Natural Waterways over the bay.
Check your address on the NSW Planning Portal, or ask Sutherland Shire Council for a planning certificate, to see which of these apply.
Our services
Services we offer in Oyster Bay
Home renovations are often the best fit for Oyster Bay waterfront homes, where rebuilding further forward can be restricted.
New homes and knockdown rebuilds suit Oyster Bay houses on R2 land away from the foreshore mapping.
Granny flats may suit an Oyster Bay block with rear access, subject to its zone and overlays.
Duplexes depend on the lot's zone; C3 and C4 land carries different rules from R2.
Bathroom renovations refresh Oyster Bay houses and townhouses without changing the footprint.
Interior design and architectural design help you plan around views, slope and foreshore rules from the start.
