- Illawong Riverfront suburb with waterfront heritage and the most C4 land on this list.
- Woolooware Between Caringbah and Cronulla, on Woolooware Bay. Acid sulfate soils mapped.
- Gymea Bay Port Hacking waterfront. C3 zoning, foreshore mapping and the Gymea Baths.
- Yowie Bay Small Port Hacking suburb with a long list of heritage boatsheds.
- Lilli Pilli Small Port Hacking suburb. Mostly C3 zoning and Class 1 acid sulfate soils.
- Bundeena Village beside Royal National Park, reached by road through the park or ferry.
Local planning
One council, one main plan
Every suburb on this page is in the Sutherland Shire Council area, and the Sutherland Shire Local Environmental Plan 2015 covers most of the land. The exception is a large part of Menai, which is shown as "Deferred Matter" on that plan's zoning map.
With one council and one main plan, the real differences between suburbs are in the maps for each lot:
- Bush fire prone land: large areas are mapped around Menai, Bangor, Illawong, Engadine and Jannali, where bushland meets housing.
- Foreshore and coastal mapping: waterfront suburbs such as Yowie Bay, Gymea Bay, Lilli Pilli, Oyster Bay and Como have foreshore area and Coastal Environment Area mapping.
- Acid sulfate soils: all five classes are mapped in Woolooware and Cronulla, and Classes 1, 2, 3 and 5 in Caringbah.
- Heritage items: Cronulla and Sutherland have the most listed items of the suburbs on this page, and Illawong and Yowie Bay have many waterfront cottages and boatsheds on the list.
Look up your address on the NSW Planning Portal, or ask Sutherland Shire Council for a planning certificate, to see the zone and overlays that apply to your lot.
Getting around the Shire
The T4 Eastern Suburbs & Illawarra Line serves Como, Jannali, Sutherland and Engadine on the line towards Waterfall, and Kirrawee, Gymea, Miranda, Caringbah, Woolooware and Cronulla on the branch to Cronulla. Suburbs such as Menai, Bangor, Illawong and Lilli Pilli have no station, and Bundeena is linked to Cronulla by ferry.
