Bundeena village homes
Bundeena sits on Port Hacking, next to Royal National Park. NSW National Parks notes that you can take the ferry from Cronulla to Bundeena, and the road in, Bundeena Drive, runs through the national park. For building work, that access is worth raising early, because it affects how materials and trades reach the site.
Almost every home in Bundeena is a separate house: about 96 per cent of occupied dwellings in the 2021 Census.
Local planning
Local planning notes for Bundeena
Although Bundeena feels separate from the rest of the Shire, it is still in the Sutherland Shire Council area and under the same 2015 local environmental plan. Its setting brings several overlays:
- Bush fire prone land: Parts of the village are mapped as bush fire prone, in the highest vegetation category and buffer. Building on mapped land is assessed against the RFS document Planning for Bush Fire Protection.
- Zones: Land is zoned mainly C3 Environmental Management and C4 Environmental Living, with C2 Environmental Conservation and C1 National Parks and Nature Reserves land.
- Coastal and soils: About half the suburb is in the Coastal Environment Area, and Class 1 and Class 2 acid sulfate soils are mapped in the suburb.
- Heritage: Listed items include Bundeena House, "Simpson Cottage", Horderns Beach and the sandstone formations at Cabbage Tree Point, including Pulpit Rock.
Check your address on the NSW Planning Portal or with the RFS online tool, and ask Sutherland Shire Council for a planning certificate.
