Brighton-Le-Sands by the bay

- Zone mix: R3 Medium Density and R2 Low Density Residential each cover close to three tenths of the suburb, with R4 High Density Residential and a small SP3 Tourist zone.
- Coastal: Land near the bay is in the Coastal Environment Area.
