Engadine homes and bushland

Engadine is one of the larger suburbs in the Shire, with large areas of bushland zoned for conservation and the Woronora River on its boundary. Close to four in five occupied homes were separate houses in the 2021 Census, and about one in eight was a flat or apartment.

Engadine Station is on the T4 line towards Waterfall, between Loftus and Heathcote. Its listed heritage ranges from the "Memorial Hospital" to archaeological sites such as "The Boys Town".

Local planning

Local planning notes for Engadine

In Engadine, as across the Shire, Sutherland Shire Council applies the Sutherland Shire Local Environmental Plan 2015. Bushland shapes much of the planning picture here:

  • Bush fire prone land: A large share of the suburb, close to two fifths, is mapped in the highest bush fire vegetation category, with buffer areas beyond it. New homes and extensions on that land are assessed against the RFS document Planning for Bush Fire Protection.
  • Zones: More than a third of Engadine is zoned C2 Environmental Conservation and close to a third C4 Environmental Living, with R2 Low Density Residential land and an E2 Commercial Centre zone.
  • Heritage: Listed items include the "Memorial Hospital", "Homelea" and the "Needles" rock formations in the river.

Check your address on the NSW Planning Portal or with the RFS online tool, and ask Sutherland Shire Council for a planning certificate.
