Sans Souci is split between two councils
Sans Souci is listed by both Georges River Council and Bayside Council, so part of the suburb is in each council area. The plan that applies to your home depends on which side of the boundary it is on:
- Georges River Council: Georges River Local Environmental Plan 2021;
- Bayside Council: Bayside Local Environmental Plan 2021.
Check your rates notice, or look up your address on the NSW Planning Portal. Both councils take development applications online through the Planning Portal. Sans Souci has no train station.

Waterfront and foreshore lots
Sans Souci sits on the water, and the controls for waterfront land differ on each side of the council boundary:
- On the Georges River side, mapped foreshore controls can apply to waterfront lots. The Georges River plan applies to land on its Foreshore Building Line Map. It limits new building work in the foreshore area, generally allowing an existing building to be altered or rebuilt only if it does not extend further forward than its existing footprint into the foreshore building line.
- The Bayside side of Sans Souci has no mapped foreshore building line on the NSW Planning Portal, but coastal, flood and heritage controls can still apply.
Whether these controls affect your property depends on your lot, so check your lot's maps before you design. On a foreshore lot, renovating or rebuilding within the existing footprint can sometimes be simpler than building further forward.
