Lilli Pilli homes on Port Hacking
Lilli Pilli is a small suburb on Port Hacking, with Great Turriell Bay, Little Turriell Bay and Gannons Bay around it. In the 2021 Census about 95 per cent of its occupied homes were separate houses and no flats were recorded.
There is no railway station in or near the suburb. Lilli Pilli has its own share of heritage too, from named waterfront houses to the site of the old Lilli Pilli wharf.
Local planning
Local planning notes for Lilli Pilli
Lilli Pilli is planned under the Sutherland Shire Local Environmental Plan 2015, with Sutherland Shire Council as the local council. Expect waterfront overlays on most lots:
- C3 Environmental Management: Most of the land in the suburb is zoned C3, with only a small R2 Low Density Residential area.
- Acid sulfate soils: Class 1 acid sulfate soils are mapped across a large part of the suburb, which affects any excavation.
- Coastal environment: Around three quarters of the suburb, including the water, is in the Coastal Environment Area, and parts of the shore are mapped as foreshore area.
- Heritage: Listed items include "Beckton" house and garden, the Beckton boat shed and tidal pool group, "The Rocks" waterfront cottage and the site of Lilli Pilli wharf.
Check your address on the NSW Planning Portal and ask Sutherland Shire Council for a planning certificate before planning work.
Our services
Services we offer in Lilli Pilli
Home renovations suit Lilli Pilli's waterfront houses, where working within the existing footprint is often simpler.
New homes and knockdown rebuilds on Lilli Pilli's C3 land are designed to the controls for that zone and the foreshore mapping.
Bathroom renovations bring Lilli Pilli homes up to date without structural change.
Interior design and architectural design help plan a waterfront home around views, access and approvals.
Granny flats depend on the zone and the lot; on C3 land we check the controls before anything is drawn.
Duplexes are unusual in Lilli Pilli's mostly C3-zoned streets, but we can check what your lot allows.
