Living near the Miranda centre
Miranda is one of the Shire's main centres, and its housing reflects that. In the 2021 Census, flats and apartments and separate houses each made up about two in five occupied homes, with semi-detached homes and townhouses making up most of the rest.
Miranda Station is on the Cronulla branch of the T4 line. To the south, the suburb reaches the shore of Yowie Bay on Port Hacking, where the plan lists a group of old boatsheds and boathouses as heritage items.
Local planning
Local planning notes for Miranda
Miranda comes under Sutherland Shire Council, with the Sutherland Shire Local Environmental Plan 2015 as its main planning instrument. Points to check on the planning maps:
- Zone first: Most residential land is zoned R2 Low Density Residential, with R3 and R4 zones, the E2 Commercial Centre zone and an E4 General Industrial area. Your zone decides whether a duplex or a larger build is even possible.
- Yowie Bay heritage: Heritage items on the Miranda side of Yowie Bay include the Mount View Boathouse and other boatsheds with slipways and sea walls.
- Acid sulfate soils: Parts of the suburb are mapped as Class 3 and Class 5 acid sulfate soils, which can matter for deeper excavation.
The NSW Planning Portal shows the zone and overlays for your address, and a planning certificate from Sutherland Shire Council confirms them.
